QuadReal Property Group is a globally recognized real estate investment, operating, and development company headquartered in Vancouver, British Columbia. With $67.1 billion in assets under management, QuadReal operates a diverse portfolio spanning commercial, residential, industrial, and retail properties across the globe.
As a forward-thinking organization, QuadReal is committed to leveraging technology to drive operational efficiencies, optimize space utilization, and enhance tenant experiences. Recognizing the need for a unified and scalable building management platform, QuadReal embarked on a Digital Strategy aimed at integrating all its assets into a centralized ecosystem. The strategy was anchored in three key pillars:
QuadReal’s vision for a centralized smart building ecosystem faced significant hurdles:
QuadReal required a technology partner capable of harmonizing its disparate systems, enabling real-time visibility, and laying the foundation for AI-driven automation—all while ensuring long-term scalability.
KODE Labs partnered with QuadReal’s smart buildings team to conduct a deep assessment of building systems, sensors, and devices. This evaluation provided a clear roadmap for integration, identifying redundancies, inefficiencies, and opportunities for automation.
KODE Labs leveraged its proprietary ontology within KODE OS to harmonize data from different building management systems, ensuring a unified framework. By aligning with Google Ontology, Haystack, and BrickSchema, KODE OS ensured consistent data tagging, making it easier to analyze and compare building performance across the portfolio.
The modular architecture of KODE OS allowed for seamless, plug-and-play integration of new systems and devices. With an extensive and continually expanding API library (supporting over 150 systems and devices), KODE OS enabled QuadReal to quickly connect IoT devices, third-party applications, and legacy building management systems into a single platform—without the need for extensive custom development.
QuadReal adopted KODE OS Smart Building Cloud as the backbone of its digital strategy, creating a centralized hub for managing, monitoring, and optimizing its real estate assets.
KODE OS provided a framework for consistent data tagging and interoperability, enabling QuadReal to efficiently compare and optimize building performance, regardless of vendor-specific limitations.
By applying KODE OS’s ontology-driven automation, QuadReal eliminated the need for repetitive manual configurations when onboarding new buildings, significantly accelerating the deployment process.
QuadReal’s facilities teams now operate with real-time insights and the ability to command, control, and optimize equipment remotely. This has streamlined workflows, reduced reactive maintenance, and improved asset reliability.
By partnering with KODE Labs, QuadReal has successfully transformed its building management approach, unlocking new levels of efficiency, automation, and scalability. As QuadReal continues to expand its digital strategy, KODE OS provides the foundation for ongoing innovation—paving the way for a smarter, more connected, and more sustainable future in real estate.
