QuadReal Property Group is a globally recognized real estate investment, operating, and development company headquartered in Vancouver, British Columbia. With $67.1 billion in assets under management, QuadReal operates a diverse portfolio spanning commercial, residential, industrial, and retail properties across the globe.

As a forward-thinking organization, QuadReal is committed to leveraging technology to drive operational efficiencies, optimize space utilization, and enhance tenant experiences. Recognizing the need for a unified and scalable building management platform, QuadReal embarked on a Digital Strategy aimed at integrating all its assets into a centralized ecosystem. The strategy was anchored in three key pillars:

  • Operational Efficiency: Automating processes and breaking down data silos to drive smarter decision-making.
  • Space Optimization:  Enhancing asset performance and space utilization across the portfolio.
  • Tenant Experience: Delivering a seamless, tech-enabled experience for tenants and occupants.

QuadReal’s vision for a centralized smart building ecosystem faced significant hurdles:

  • Fragmented Systems Across Properties: Each building within QuadReal’s portfolio had unique systems and devices from various vendors, making standardization difficult.
  • Siloed Data & Interoperability Issues: With disparate data sources and communication protocols, integrating building data into a cohesive platform posed a major technical challenge.
  • Complex & Costly Integration Process: The need to develop custom integration protocols for each building was both time-consuming and expensive, threatening scalability.

QuadReal required a technology partner capable of harmonizing its disparate systems, enabling real-time visibility, and laying the foundation for AI-driven automation—all while ensuring long-term scalability.

1. Comprehensive system evaluation & mapping

KODE Labs partnered with QuadReal’s smart buildings team to conduct a deep assessment of building systems, sensors, and devices. This evaluation provided a clear roadmap for integration, identifying redundancies, inefficiencies, and opportunities for automation.

2. Data harmonization & standardization

KODE Labs leveraged its proprietary ontology within KODE OS to harmonize data from different building management systems, ensuring a unified framework. By aligning with Google Ontology, Haystack, and BrickSchema, KODE OS ensured consistent data tagging, making it easier to analyze and compare building performance across the portfolio.

3. Modular architecture & API-driven integration

The modular architecture of KODE OS allowed for seamless, plug-and-play integration of new systems and devices. With an extensive and continually expanding API library (supporting over 150 systems and devices), KODE OS enabled QuadReal to quickly connect IoT devices, third-party applications, and legacy building management systems into a single platform—without the need for extensive custom development.

QuadReal adopted KODE OS Smart Building Cloud as the backbone of its digital strategy, creating a centralized hub for managing, monitoring, and optimizing its real estate assets.

  • Real-Time Control & Automation: Users can discover, analyze, command, and optimize all integrated devices via a unified interface.
  • Ontology-Based Data Structuring: Enhanced data consistency and automation through validation, enum mapping, and virtual points.
  • Single Pane of Glass: QuadReal’s teams gained a consolidated view of building operations, enabling remote control and optimization across the entire portfolio.
  • Scalability & Future-Proofing: As QuadReal’s portfolio grows, new integrations are easily onboarded with minimal effort, ensuring long-term adaptability.

1. Data unification & standardization

KODE OS provided a framework for consistent data tagging and interoperability, enabling QuadReal to efficiently compare and optimize building performance, regardless of vendor-specific limitations.

2. Scalable & automated integration

By applying KODE OS’s ontology-driven automation, QuadReal eliminated the need for repetitive manual configurations when onboarding new buildings, significantly accelerating the deployment process.

3. Enhanced operational efficiency

QuadReal’s facilities teams now operate with real-time insights and the ability to command, control, and optimize equipment remotely. This has streamlined workflows, reduced reactive maintenance, and improved asset reliability.

4. Cost & time savings

  • Reduced Integration Costs: By leveraging KODE OS’s pre-built integrations and API library, QuadReal avoided costly custom development and vendor lock-in.
  • Faster Time-to-Value: The rapid onboarding of buildings into KODE OS significantly shortened deployment timelines, allowing QuadReal to realize benefits sooner.

By partnering with KODE Labs, QuadReal has successfully transformed its building management approach, unlocking new levels of efficiency, automation, and scalability. As QuadReal continues to expand its digital strategy, KODE OS provides the foundation for ongoing innovation—paving the way for a smarter, more connected, and more sustainable future in real estate.
