Track Occupancy Trends Over Time

Understand how your buildings are being utilized week-over-week. Spot trends in occupancy levels to align space planning, staffing, and operational budgets with actual demand.

Manage Energy Consumption Across Your Portfolio

Gain clarity on energy usage to uncover inefficiencies and savings opportunities. Identify underperforming assets, reduce unnecessary costs, and achieve sustainability targets.

Prioritize Comfort and Tenant Satisfaction

Comfort scores give a pulse on tenant satisfaction and building performance. Address areas of concern proactively to retain occupants and reduce complaints.

Stay Ahead of Operational Workloads

Monitor the volume of work orders across your buildings to gauge maintenance demands. Identify rising trends in work order activity to better allocate resources, streamline preventive maintenance, and avoid costly repairs.

Make Data-Driven Decisions in Minutes

Visualize complex portfolio data such as occupancy, energy consumption, comfort, and work orders, through clear, actionable insights. Simplify performance monitoring so you can focus on strategic initiatives that drive growth and efficiency.

Real-Time Visibility into Overrides

Gain a portfolio-wide view of override points, categorized by building, device type, and point type. Know exactly where overrides are happening and why, so you can act quickly to minimize inefficiencies.

Pinpoint Underperforming Buildings

Compare buildings side-by-side to uncover outliers in performance KPIs like energy use, overrides, and alerts. Prioritize attention and resources to improve system performance and energy savings.

Understand Device-Level Trends

See which devices—like air conditioning units, VAV boxes, and AHUs—are frequently overridden. Address persistent issues, optimize controls, and extend the lifespan of critical equipment.

Identify Common Override Causes

Drill down by point type to find recurring culprits, like zone temperature settings, occupancy commands, or fan controls. Resolve these systemic issues to ensure consistent, reliable building performance.

Improve Energy Efficiency and Comfort

By reducing overrides, you minimize energy waste, improve occupant comfort, and ensure building systems are running as intended—leading to measurable cost savings and tenant satisfaction.

Monitor Building Comfort at a Glance

A clear comfort score shows how well your spaces meet occupant expectations. Identify and resolve areas that fall short of standards, improving tenant satisfaction and productivity.

Visualize Heating and Cooling Inefficiencies

Identify where heating or cooling systems are not functioning as intended—whether turned off at the wrong times or left running unnecessarily. Reduce energy waste, lower costs, and extend equipment lifespan.

Track Environmental Quality Metrics

Stay on top of critical indoor environmental conditions like CO₂ levels, air quality, and humidity. Ensure healthier, safer spaces for occupants while aligning with sustainability and wellness goals.

Align HVAC Performance with Occupancy Patterns

The comfort score heatmap provides a granular view of comfort levels across days and hours. Leverage this data to fine-tune HVAC operations to match actual usage patterns, minimizing energy spend and eliminating inefficiencies.

Make Proactive, Impactful Decisions

With a complete picture of comfort, energy usage, and system performance, confidently prioritize investments, streamline maintenance, and report on measurable improvements to stakeholders.

Empowering QuadReal's digital strategy: Portfolio-wide integration scalability with KODE OS

As each building consists of unique systems and devices from different vendors, breaking the data silos in place and bringing everything together in a centralized platform that will enable the users to command, control, optimize, commission and compare the performance of different buildings posed a real obstacle to the successful implementation of their digital strategy.

KODE OS has expanded its ontology to include validation, enum mapping and virtual points which unlocked scalability and automation. By applying KODE OS’ ontology QuadReal’s team is able to discover, analyze, command and optimize all devices integrated into the platform directly from the user interface.

ESRT 2.0 and the Empire State Building

The Empire State Realty Trust, one of the most successful Real Estate companies in New York City, with the iconic Empire State Building under its ownership, embarked on a new digital transformation venture that redefines the functions of the buildings in their portfolio and sets new standards in smart building management and sustainability.

30 systems across nine buildings

KODE OS is being used as a way to actively monitor G36 compliance as upgrades of the building’s controls are being implemented, equipping the ESRT team with real-time insights as their buildings are getting greener.

Bedrock National Command Center

Managing the HVAC, lighting, and fire systems in these buildings would require training on 10 different software interfaces provided by various equipment manufacturers including HVAC, Lighting, Fire Control, and various Johnson Controls, Honeywell, Siemens, Lutron, Simplex, Notifier and others. The proprietary software operating systems further complicated both the process of purchasing new equipment and the servicing of existing equipment.

17,000 + devices integrated

54 buildings

11 + million sq.ft integrated

The KODE OS web and mobile app makes all features, functionality, and data accessible from anywhere in the world. The operational tools are just the beginning, as the now centralized database allows Bedrock to utilize billions of data points for machine learning algorithms to optimize and dynamically control the energy usage, air quality, and tenant experience across their portfolio.
